A plumbing problem can put a property out of use, and finding a plumber who’s equipped and free is a bit of an issue, so it could take days for a problem to be resolved. That’s not the case if there’s a contract in the bag, and many landlords will have a contract set up with a plumber, so issues can be dealt with quickly and efficiently.
If you have a number of houses with tenants then it’s your duty to make sure problems with the property are solved, and plumbers are often needed throughout the turn of the year, much like electricians and decorators, so getting a contract in the bag before your tenants move in is important.
You can always factor the price into the rental value but however you choose to do it; it’s something that needs to be done, especially if you have a number of tenants in your properties.
